Modernization of an administrative building in Vilnius

Project value ~ 18.8M
Completion deadline Q2, 2027
Client VĮ Turto bankas

About the client

VĮ Turto bankas is a Lithuanian state company established in 1996. The company maintains state-owned real estate and recovers debts owed to the state. Until 2011, the company operated as a PLC before being restructured into a state enterprise. In 2014 it merged with the State Property Fund.

Currently, VĮ Turto bankas is responsible for managing administrative state-owned real estate. This means it manages, operates, and disposes of state-owned real estate, organizes auctions for redundant state-owned real estate and other tenders, implements the strategy for the state-owned real estate, and performs many other functions.

VĮ Turto bankas manages an administrative building in Gedimino Ave. 38, Vilnius, which spans 10,000 m2. Built in 1972, the nine-story building lacks energy efficiency, therefore the modernization efforts will focus on achieving Class A energy efficiency.

Infes work

Infes is responsible for the general contracting of the building’s modernization while also preparing the technical work project and overseeing its implementation. The modernization aims to enhance energy efficiency, reduce energy consumption by one-third, and ensure compliance with the BREEAM standard.

The building will undergo both interior and exterior renovations while its first floor will be designated for public use. Additionally, an atrium will be created at the building’s core and the surrounding areas will be redesigned for work and recreation.

Results

Once the renovations are completed, the administrative building will be fully modernized, offering a comfortable, bright, and warm environment. City residents and guests will have access to new spaces designed for work, recreation, and leisure. The modernization is expected to create approximately 700 workplaces in the building.
