About the client
Established in 1990, the SBA Group consists of over 30 companies operating in the furniture, textile, real estate, and investment management sectors. Many of its products are exported to as many as 50 countries worldwide. One of SBA’s largest partners is the Swedish company IKEA, with whom it has collaborated since 1996.
SBA Urban, the Group’s real estate development company, is developing dream homes on the banks of the Nemunas River in Kaunas, H. and O. Minkovskių str. 41. The apartment block “Pasaka”, inspired by the works of M. K. Čiurlionis, will soon be constructed in the Nemunaičiai neighborhood by Infes. This project is part of a larger development of the Nemunaičiai neighbourhood.
INFES work
Construction is underway on a 7-storey, 8,700 m² residential apartment building with an A++ energy rating. The first two floors will include 600 m² of medical space and 300 m² for commercial use. The project offers 95 apartments ranging from 28 to 80 m² (1-4 rooms), with the option to combine units to create a unique home of up to 160 m². The building will be situated alongside the Nemunas embankment, with a large courtyard designed to balance privacy and community, featuring green spaces and recreational areas.
A key feature of the project is the use of prestressed reinforcement rope technology on the third floor, allowing the architects to “suspend” five residential floors above, creating an open gap that lets sunlight flow into the courtyard.
Results
The construction of the “Pasaka” apartment building marks the second phase of the “Nemunaičiai” neighborhood development. Upon completion, Kaunas residents will gain a distinctive, modern living space that offers the serenity of being surrounded by nature while staying close to all the city’s amenities. Once the full vision of Nemunaičiai is realized, it is expected to become a vibrant hub for living, working, culture, and recreation by the river, creating a 15-minute city concept where everything residents need is within easy reach.
